USDA loans can be a great financing product for you if you considering a home purchase for your primary residence in a rural area. Keep in mind that the home you are purchasing doesn't have to be in the middle of nowhere to qualify. Many suburban areas qualify.

15 year or 30 year loan with a fixed interest rate.

rates will be lower than conventional loan rates.


A seller can pay some or all of your closing costs up to 6% of the sales price.

It is possible to get purchase a home with USDA financing with little or no money out of pocket.

The USDA loan is one of the few home loan programs where you can borrow 100% of the purchase price and have the seller pay all of your closing costs.


Mortgage insurance is required for a USDA loan however the upfront amount can be financed into the loan.

The monthly mortgage insurance may be less expensive than the requirements of FHA loans and conventional loans with less than 20% down payment.


You will need to qualify for a loan and there are limits on the amount of income that your household receives.

You will need average or better credit.

There is no limit for the size of the loan so long as you meet the income limits and are able to qualify for the purchase.
